This diagram is an overview of the design and build process. There are a number of variables but whatever your requirements we can manage the process from inception to completion. Providing you with guidance and support through the initial design stages, through to completion and handing over the keys to your finished project.

  • Brief

    Following your initially enquiry, a member of our design team will contact you to discuss your specific requirements and gain a clear understanding of your circumstances, your needs and how we can best help you. We can talk you through the process, make arrangements to visit you at your home and discuss how to get your project started.
  • Measured Survey and Existing Plans

    We will arrange to carry out an inspection of your property or the property/ building plot you wish to purchase. Detailed measurements will be taken which will enable us to prepare existing plans.
  • Design Concepts

    Once we have established your accommodation requirements preliminary scheme proposals will be prepared to illustrate ways in which the property could be adapted/extended or the type/size of dwelling which could be accommodated on the building plot.At this time, we can also prepare budgetary costings based on the proposals.
  • Planning Application

    Depending on the works involved it may be necessary for a planning application to be submitted to the Local Authority Planning Department. Once the scheme design has been fully developed and refined, and you are happy with the proposals, full detailed site plans, floor layout plans and elevation drawings will be prepared.The application will then be submitted to the Local Authority who usually require 6-8 weeks to make a decision on a planning application. However, there are a number of variables such as the nature/scale of the proposals, location (i.e. green belt, conservation area, etc.), which can affect the process.
  • Building Regulations Approval

    Following Planning Approval, working drawings will be prepared for submission to the Local Authority Building Control Department. Building Regulations are a statutory requirement to ensure that the polices set out in the relevant legislation are carried out.The Local Authority will usually require 4-6 weeks to review the submitted information.
  • Specification of Works & Tender documentation

    Whilst we will have been obtaining information for your project throughout the design process, at this stage we will meet with you to discuss the proposed works in more detail. This will enable us to prepare a full schedule of works which will be sent out to a selection of builders for pricing.If required, we will assist in obtaining quotations for specialist equipment (such as pools, assistive technology, bathroom equipment), Structural Engineers, asbestos surveys, etc.
  • Tender Period

    Builders will be provided with a timeframe to price the works in accordance with the drawings and Specification of Works. Depending on the scale and complexity of your project, builders will usually be provided with 3-5 weeks to price for the works.
  • Tender Analysis, Appoint a Building Contractor

    When the Contractors return their tender prices, we will prepare a Tender Analysis which will review all the figures received and also the Contractors anticipated start date and timescales for undertaking the building works. We will provide you with guidance and assist in selecting a builder.Once a decision has been made regarding which Contractor to appoint, we will prepare a Building Contract. The Contract will include information such as scope of work, price, start and completion dates, insurance details, stages at which the builder should be paid. A Contract is an invaluable document and can be used to settle any disputes, should they arise.
  • Commencement of Works

    Managing a building project can be stressful and a daunting prospect. We are able to deal with all aspects of your project for you so that you can enjoy the process of choosing all the finishes such as the kitchen, bathrooms, tiling, flooring, etc. for your new home.
  • Administer Contract & Check on Works

    We will deal with management of the Contractor(s), budget, building progress and quality of works. We will also review the builder’s monthly requests for payment and assist you with any decisions.
  • Completion of the works

    On completion of the works we will carry out a full inspection of your property and prepare a snagging list of works for the builder complete. Your new home will then be fully cleaned before the keys are handed over to you.
  • 6 Months Defects Period

    To further protect you, monies will be retained from the Contractor for six months after the completion of your project. We will then visit your property and prepare a list of any defects which may have occurred. The builder will then be expected to return to rectify the defects before receiving the remaining monies.
